How we got these numbers

Yes: it costs about $6,440,000 and would net about $7,810,000 after selling costs, a $1,370,000 profit (21.3%) before about $659,000 of loan interest between completion and the last sale ($711,000 after it).

Ranges come from each input's documented range; the “likely” figure uses the defaults. Rent to the nearest $50, sale price to $5,000 a home, cost lines to $1,000, totals to $10,000 — the math uses the rounded numbers. The profit (or gap), margin and yield ranges combine the cost and value ranges as independent uncertainties: each side moves by the square root of (value change² + cost change²), so a low value is not paired with a high cost.

New-construction comps: 5 sales within 2 mi · median $580,000 · $311/SF · 1,864 sq ft · built 2015–2022 · sold 2023-10-06 to 2026-03-27

ⓘ Report must be signed and sealed by a credentialed soil, civil, or geotechnical engineer or professional geologist, with liability insurance; it includes borings, a site plan with overlays and steep-slope contours, a grading plan, and recommendations. City Planning checks it at site plan review; PLI reviews it again at permit.

Can you build here?

We can't say yet: zoning rules for this lot aren't loaded, so confirm with City zoning staff.

Does it pencil?

Yes: it costs about $6,440,000 to build and would be worth about $7,810,000, a $1,370,000 profit (21%).

$7,810,000 value minus $6,440,000 cost = $1,370,000 left over.

What's in the way?

No major barriers found in our data.

What next?

Confirm the zoning with City zoning staff.
Get the phase I Environmental Site Assessment from Environmental consultant.
Get the retaining wall design from Structural/geotechnical engineer.
