At $302/sf the project earns 18.0% on cost (16.5% after about $11,000 of loan interest between completion and the last sale, which the budget leaves out), at or above the 15% target. It keeps the target down to about $294/sf, with $19,000 of cost headroom, or a land price up to $58,000.

Residual land value: $860,000 sellout − $22,000 selling/closing − $670,358 hard, soft, contingency and financing − $109,304 target profit (15% of cost) = $58,338. Land source: Allegheny County vacant-land sales, Central Northside, 14 sales, 2019-09 to 2025-02.

Contingency in the budget: 10% of hard cost, meets your 10% minimum. At your 75% maximum loan-to-cost the loan is about $517,000 and the equity needed about $193,000. The budget's loan assumption (80% of cost) is above your maximum; lower "Loan-to-cost" under "Change the plan" on the parcel page to match.

Seller's half of the realty transfer tax, 2.5% of the sale price. Sales commission: not included (often 5–6% if listed with an agent); add it in the budget if you sell through a broker. Includes a construction loan of 80% of cost at 8%, interest-only on the drawn balance (Prime 7% (2026-09-21) + 1.0 point (assumption, edit me)). How we got these numbers

Yes: it costs about $710,000 and would net about $840,000 after selling costs, a $128,000 profit (18.0%) before about $11,000 of loan interest between completion and the last sale ($117,000 after it).

Ranges come from each input's documented range; the “likely” figure uses the defaults. Rent to the nearest $50, sale price to $5,000 a home, cost lines to $1,000, totals to $10,000 — the math uses the rounded numbers. The profit (or gap), margin and yield ranges combine the cost and value ranges as independent uncertainties: each side moves by the square root of (value change² + cost change²), so a low value is not paired with a high cost.

New-construction comps: 10 sales within 3 mi · median $698,750 · $303/SF · 2,279 sq ft · built 2013–2022 · sold 2023-10-11 to 2026-06-04

Rule: sales in the same neighborhood (or municipality) when it has 5+; otherwise sales from areas in the same market tier or lower (never a richer market), else the nearest by distance; widen until 8, keep the nearest 12; drop sales beyond 1.5× the middle-half spread of $/SF. Market tier: Central Northside existing homes sell for a median $244/SF; comps were limited to areas priced the same or up to 35% lower ($158–$244/SF existing-home median; Assumption, edit me; never a richer market): Central Northside, East Allegheny, South Side Flats. New homes sell above existing-home medians, so the comps' own $303/SF is above this band; the band compares neighborhoods, not the comps' prices. Size: kept homes of 1,709–3,987 sq ft (±40% of the planned 2,848 sq ft; Assumption, edit me). Result: 10 sales from the areas in the same market tier or lower, nearest first, in Central Northside, East Allegheny, South Side Flats; median $303/SF, middle half $279–$311/SF.

Older homes nearby sold for a median $232 per sq ft (17 sales within 0.25 mi). That is a floor, not the value of a new home.
