At $138/sf the project earns −44.0% on cost (−46.5% after about $36,000 of loan interest between completion and the last sale, which the budget leaves out) vs. the 15% target. It reaches the target at about $284/sf, $723,000 lower cost; no land price gets there (residual land value −$683,000).

Residual land value: $810,000 sellout − $20,000 selling/closing − $1,370,387 hard, soft, contingency and financing − $103,043 target profit (15% of cost) = −$683,430. Land source: Public land: price set by the agency; agency and private vacant-land sales, 2019-01 to 2026-07.

Contingency in the budget: 10% of hard cost, meets your 10% minimum. At your 75% maximum loan-to-cost the loan is about $1,010,000 and the equity needed about $400,000. The budget's loan assumption (80% of cost) is above your maximum; lower "Loan-to-cost" under "Change the plan" on the parcel page to match.

Seller's half of the realty transfer tax, 2.5% of the sale price. Sales commission: not included (often 5–6% if listed with an agent); add it in the budget if you sell through a broker. Includes a construction loan of 80% of cost at 8%, interest-only on the drawn balance (Prime 7% (2026-09-21) + 1.0 point (assumption, edit me)). Unlevered profit leaves out loan interest and lender fees.

How we got these numbers

Indicative: 1 sale, low confidence. No: it costs about $1,410,000 and would net about $790,000 after selling costs, $620,000 short before about $36,000 of loan interest between completion and the last sale.

Ranges come from each input's documented range; the “likely” figure uses the defaults. Rent to the nearest $50, sale price to $5,000 a home, cost lines to $1,000, totals to $10,000 — the math uses the rounded numbers. The profit (or gap), margin and yield ranges combine the cost and value ranges as independent uncertainties: each side moves by the square root of (value change² + cost change²), so a low value is not paired with a high cost.

New-construction comps: insufficient — 1 sale within 3 mi · median $240,000 · $138/SF · 1,742 sq ft · built 2024–2024 · sold 2025-09-24 to 2025-09-24

Search: 0 within 0.25 mi → 0 within 0.5 mi → 1 within 1 mi → 1 within 2 mi → 1 within 3 mi.

Too few new townhouse or rowhouse sales nearby (0 within 0.25 mi; 0 within 0.5 mi; 0 within 1 mi; 0 within 2 mi; 0 within 3 mi), so new single-family sales are used per sq ft. Insufficient new-construction comps in this market tier or lower: 1 sale(s) (0 within 0.25 mi; 0 within 0.5 mi; 1 within 1 mi; 1 within 2 mi; 1 within 3 mi); richer markets nearby are not used. The value from them is indicative only (low confidence).

Rule: sales in the same neighborhood (or municipality) when it has 5+; otherwise sales from areas in the same market tier or lower (never a richer market), else the nearest by distance; widen until 8, keep the nearest 12; drop sales beyond 1.5× the middle-half spread of $/SF. Market tier: Larimer existing homes sell for a median $45/SF; comps were limited to areas priced the same or up to 35% lower ($29–$45/SF existing-home median; Assumption, edit me; never a richer market). New homes sell above existing-home medians, so the comps' own $138/SF is above this band; the band compares neighborhoods, not the comps' prices. Even areas priced no higher than $45/SF have fewer than 5 new-home sales, so no value is estimated from richer markets nearby. Size: too few sales within ±40% of the planned 1,955 sq ft, so all sizes were used. Result: 1 sale from the areas in the same market tier or lower, in Larimer; median $138/SF, middle half $138–$138/SF.

Older homes nearby sold for a median $44 per sq ft (6 sales within 0.25 mi). That is a floor, not the value of a new home.

Can you build here?

We can't say yet: zoning rules for this lot aren't loaded, so confirm with City zoning staff.

Does it pencil?

No: it costs about $1,410,000 to build but would be worth only about $790,000, a loss of $620,000.

$790,000 value minus $1,410,000 cost = $620,000 short.

What's in the way?

Only 1 recent new-home sale nearby, so the value is indicative (low confidence).
33 valid sales and 84 completed building permits within 1/2 mile in 3 years: busier than 28% of City parcels.

What next?

Confirm the zoning with City zoning staff.
Get the lot consolidation / subdivision / lot line adjustment from Planning Commission / municipality.
Ask a local agent or appraiser what new homes like this sell for nearby.

Time to a permit

2-4 months Estimate

Building-permit review only (plus any zoning hearing this option needs); zoning review, site-plan, geotech, PWSA and DOMI steps are not included.

44 building permits waiting for City review (as of 2026-09-21).

building permit: City target 21 calendar days per review round (City target, not measured)
subdivision: ~2 mo (heuristic)
