How we got these numbers

Can't tell yet: it costs about $1,450,000, but demolition of the existing building is not priced yet (no local cost). Enter a demolition cost to see whether it pencils.

Ranges come from each input's documented range; the “likely” figure uses the defaults. Rent to the nearest $50, sale price to $5,000 a home, cost lines to $1,000, totals to $10,000 — the math uses the rounded numbers. The profit (or gap), margin and yield ranges combine the cost and value ranges as independent uncertainties: each side moves by the square root of (value change² + cost change²), so a low value is not paired with a high cost.

New-construction comps: insufficient — 1 sale within 3 mi · median $240,000 · $138/SF · 1,742 sq ft · built 2024–2024 · sold 2025-09-24 to 2025-09-24

Search: 0 within 0.25 mi → 0 within 0.5 mi → 1 within 1 mi → 1 within 2 mi → 1 within 3 mi.

Too few new townhouse or rowhouse sales nearby (0 within 0.25 mi; 0 within 0.5 mi; 0 within 1 mi; 0 within 2 mi; 0 within 3 mi), so new single-family sales are used per sq ft. Insufficient new-construction comps in this market tier or lower: 1 sale(s) (0 within 0.25 mi; 0 within 0.5 mi; 1 within 1 mi; 1 within 2 mi; 1 within 3 mi); richer markets nearby are not used. The value from them is indicative only (low confidence).

Rule: sales in the same neighborhood (or municipality) when it has 5+; otherwise sales from areas in the same market tier or lower (never a richer market), else the nearest by distance; widen until 8, keep the nearest 12; drop sales beyond 1.5× the middle-half spread of $/SF. Market tier: Point Breeze North existing homes sell for a median $199/SF; comps were limited to areas priced the same or up to 35% lower ($129–$199/SF existing-home median; Assumption, edit me; never a richer market). Even areas priced no higher than $199/SF have fewer than 5 new-home sales, so no value is estimated from richer markets nearby. Size: too few sales within ±40% of the planned 1,913 sq ft, so all sizes were used. Result: 1 sale from the areas in the same market tier or lower, in Larimer; median $138/SF, middle half $138–$138/SF.

Older homes nearby sold for a median $248 per sq ft (31 sales within 0.25 mi). That is a floor, not the value of a new home.

1–99 block of Mayflower St (detached)	2025-09-24	$240,000	1,742	$138	0.93

The most similar sale is 1–99 block of Mayflower St at $138/SF. Fewer than 5 new-construction sales qualify, so the value from them (median $138/SF) is indicative only (low confidence).

Shown: the 1 most similar of the 1 sale in the value set, attached (townhouse or rowhouse) homes first, then nearest, then most recent sale. The median and middle half below use all 1. Addresses show the block only; the PDF report lists full street addresses.

Cost: land $67,000 + construction $1,090,000 + street occupancy and staging $3,000 + water and sewer laterals $30,000 + design and engineering $45,000 + contingency $112,000 + loan interest $49,000 + closing, permit and carrying costs $50,000 = $1,450,000 total.
Value: $138/SF × 1,913 sq ft = $263,513 per home, rounded to $265,000; × 3 homes = $795,000 in sales.
Profit: $795,000 sales − $1,450,000 total cost − $20,000 selling costs = $675,000 short (a loss of 46.6% of cost).

Can you build here?

Maybe: a townhouse row needs a special exception from the Zoning Board, and the min lot area needs a variance (5-10 months to a building permit, review time only).

Does it pencil?

No: it costs about $1,450,000 to build but would be worth only about $775,000, a loss of $675,000.

$775,000 value minus $1,450,000 cost = $675,000 short.

Partial estimate. Not included yet: demolition of the existing building.

What's in the way?

Zoning approval: a townhouse row needs a special exception, which adds time and is not guaranteed.
A variance is needed for the min lot area (the Zoning Board granted 87% of 23 past requests like it).
Only 1 recent new-home sale nearby, so the value is indicative (low confidence).

What next?

Apply to the Zoning Board for a special exception.
Apply to the Zoning Board for a variance on the min lot area.
Get the variance from Zoning Board of Adjustment (hearing).

Time to a permit

5-10 months Estimate

Building-permit review only (plus any zoning hearing this option needs); zoning review, site-plan, geotech, PWSA and DOMI steps are not included.

Building-permit part: the City's review target for one round (City target, not measured). Each revision request adds time.

44 building permits waiting for City review (as of 2026-09-21).

building permit: City target 21 calendar days per review round (City target, not measured)
special exception: ~1.2 mo (heuristic)
dimensional variance: ~1.2 mo (heuristic)
subdivision: ~2 mo (heuristic)
decision to permit after a hearing: ~2.3 mo (ZBA record median)
